To enjoy the luxury of bigger homes with good amenities, they prefer to buy homes in peripheral areas of the cities, from where the concept of second homes is emerging on the outskirts of the cities.

Sale Deed:

Building Approval:

Generally, we finalize the deal just by seeing the project brochure but it’s advisable to check whether the building plan is approved by the authority or not.

Commencement Certificate:

Builders cannot commence the construction without getting commencement approval from local authorities of that particular region. It is given, only after the developer has met the legal requirements.

Collaboration:

If the land owner is different from the builder and the builder has not fully purchased the land from the land owner, it is called the collaboration between both. In that case, a Joint Development agreement must be available with the builder being notarized by the registrar’s office with stamp duty paid over it.

Chain Deed:

Buyers can also look for chain deeds as the land acquisition is done from a legitimate source or not because if there are any pending issues related to that land then it can create hurdles in that project further. So it’s advisable to look at the history of the land and the change of ownership that took place at various stages.

Khata Certificate:

It actually defines who the genuine owner of that particular property is and the Khata certificate certifies that xyz property belongs to that particular individual or group.

Khata Extract:

Khata certificate provides the details of the land owner whereas Khata extract provides you inside details about that property like taxes to be paid and size of the property and location and built area of that property which is also very important for a buyer to know.

No Dues:

It’s always mandatory to take a no dues certificate from a builder when your complete payment is done so that no situation of pending dues or interest shall come.

Possession Letter:

A possession letter is issued by the developer in favor of the buyer stating the completion date of the property. It is a mandatory requirement when applying for a home loan.

Occupation Certificate:

It is the most important document from a builder’s point of view to get. The builder gets an occupation certificate from the local authority after inspecting the building and deeming it fit for human living. The OC is mandatory for applying for services like water connection, sanitation connection, electric connection, applying for a home loan & switching your home loan.
