India’s real estate has experienced quite a few transitions over the previous decade. Among the major changes is the manner by which builders have been diminishing apartment sizes to suit the affordability of purchasers. Developers are investigating creative approaches to make private lodging across significant urban communities more appealing to potential purchasers during an era when it is progressively getting hard to sell costly flats.

Not able to sell expensive homes in a slow market, developers across India are making smaller condos without bringing down the cost per square foot and compromising the quality of the product. In the most recent five years, normal condo sizes fell across every single major cities of India. Mumbai Metropolitan Region (MMR) – including Mumbai, Thane and Navi Mumbai – saw the most extreme fall in flat sizes on annualized premise, alongside Bengaluru, Chennai and Kolkata. Different urban areas additionally saw shifting levels of fall in apartment sizes.

Mumbai, which already had smaller condo sizes contrasted with different urban areas, saw a reduction of 26.4 percent in the previous five years. Bengaluru enrolled a 23.7 percent diminishment in average condo sizes, while Kolkata saw a 24 percent cut in flat sizes and Chennai by 22.2 percent. Average apartment sizes have decreased by 9.7 percent in Delhi-NCR and 7 percent in Pune.

A large percentage of the Indian population consists of students or young citizens in general. This crowd usually prefers low-cost houses that are small and easy to maintain. A report mentioned that buyers are increasingly opting for homes that are closer to their workplace in order to cut down travel time.

Several urban buyers are increasingly looking for new homes near their office locations which could be small in size. They prefer a house that is sufficient enough for their family requirements. This does not mean that they are compromising on their lifestyle, but prefer a small compact home equipped with all basic amenities.

Buyers are increasingly opting for homes that are closer to workplaces in order to reduce commute times. As these locations are expensive compared to the suburbs, buyers may be able to afford smaller units, which is more than acceptable. To enjoy the luxury of bigger homes with good amenities, they prefer to buy homes in peripheral areas of the cities, from where the concept of second homes is emerging on the outskirts of the cities.

Ventilation is critical to home comfort. Proper ventilation prevents air pollutants from affecting the health of you and your family. Not only that, having airflow in your home can get rid of any unwanted smells, such as from cooking or pets. It is also good to have an airflow that is uninterrupted, as anything blocking the airflow in your home can cause damage to both your home and your health. One of the reasons ventilation is so important is that it controls how much moisture is lingering in your home. If you have adequate airflow throughout your home, your walls, floors, and all the wood in your home will stay dry and not collect moisture. Wood can rot when exposed to moisture, as can drywall. If you let moisture build up in these areas of your home, they will not only destroy the structural integrity, but they will also cause mold to build up. Mold can have a number of negative effects on your health if you are exposed to it for a long time.

If you’re not exposed to mold for a long time, you might notice some minor symptoms, such as irritation to your nose, throat, and eyes. You might possibly develop a headache or a fever if you’re exposed for a longer period of time. Mold can both cause immune system problems and worsen the symptoms for someone who already has an autoimmune disease. Prolonged exposure to mold can result in respiratory damage that can’t be reversed, such as asthma. If you have proper ventilation in your home, you won’t have to worry about mold forming.

At Express Builders, ventilation is on the focus. If the house is not well ventilated then the residents won’t feel comfortable and the whole purpose of better living is spolit. Express Builders makes sure that the apartments are four-sided open and there is facilities for the removal of exhaust from the house.

Air ducts are installed around the whole house to provide airflow throughout. There are three different ways air is moved through your home when this method of moving air is used. The exhaust airflow system pushes inside air to the outside of your home. The supply air system brings air into your home. Then, there is a balanced system of air that moves air in and out of your home. If you have one of these air systems, it’s important to keep it maintained so it doesn’t get blocked and allow air pollutants to lurk in your home.

The ventilation process should be taken care of as it leads to serious consequences if not done properly.

Post RERA (Real Estate Regulation Act) real estate has got so much-needed impetus to get it going as buyers feel safer than ever before. The demand for ready-to-move-in or near-possession projects is increasing as it explicit the doubt whether the project will be delivered timely or not and at the end of the day my hard-earned money would be in safe hands or not.

Even while going for ready-to-move-in flats, you must look for some crucial legal documents of that particular project. Here are some of them:

Sale Deed:

It is one of the most important documents which needed to be checked while going for a new home. It’s the basic legal document that defines sales and transfer of property, so it is always better to read all the conditions related to it. It’s advisable to keep the original intact and if submitted to the lender then at least keep the copy of it for future reference.

Building Approval:

Generally, we finalize the deal just by seeing the project brochure but it’s advisable to check whether the building plan is approved by the authority or not.

Commencement Certificate:

Builders cannot commence the construction without getting commencement approval from local authorities of that particular region. It is given, only after the developer has met the legal requirements.

Collaboration:

If the land owner is different from the builder and the builder has not fully purchased the land from the land owner, it is called the collaboration between both. In that case, a Joint Development agreement must be available with the builder being notarized by the registrar’s office with stamp duty paid over it.

Chain Deed:

Buyers can also look for chain deeds as the land acquisition is done from a legitimate source or not because if there are any pending issues related to that land then it can create hurdles in that project further. So it’s advisable to look at the history of the land and the change of ownership that took place at various stages.

Khata Certificate:

It actually defines who the genuine owner of that particular property is and the Khata certificate certifies that xyz property belongs to that particular individual or group.

Khata Extract:

Khata certificate provides the details of the land owner whereas Khata extract provides you inside details about that property like taxes to be paid and size of the property and location and built area of that property which is also very important for a buyer to know.

No Dues:

It’s always mandatory to take a no dues certificate from a builder when your complete payment is done so that no situation of pending dues or interest shall come.

Possession Letter:

A possession letter is issued by the developer in favor of the buyer stating the completion date of the property. It is a mandatory requirement when applying for a home loan.

Occupation Certificate:

It is the most important document from a builder’s point of view to get. The builder gets an occupation certificate from the local authority after inspecting the building and deeming it fit for human living. The OC is mandatory for applying for services like water connection, sanitation connection, electric connection, applying for a home loan & switching your home loan.

Carpet area, super built up area and built up area are quite common terms used in real estate sector. A majority of people think more the super area more the area can be used but this is not actual case.
So here is all you need to know about Carpet area, Built up area and Super built up area.

Carpet Area:

As the name suggests, the carpet area is the area that can actually be covered by a carpet. Carpet area is the net usable area of the apartment and it includes the internal partition walls of your apartment but excludes balcony, terrace or any other common area. On a simpler note carpet area is the area that can be used inside the apartment including internal walls partition, toilet, bedrooms, drawing room or hall or anything which is inside your apartment.

It’s always suggested to ask for the carpet area while going for a property. Generally carpet area is 70% of built up area. For instance if your built up area is 1000 sqft. then the carpet area of your apartment would be 700 sqft.

What is Carpet Area?

Carpet area = Area that can be covered by a carpet inside your apartment

Built up Area:

The total of carpet area and walls area makes it to built-up area. Built up area includes terrace, balconies, mezzanine floors etc. The built up area is 30% more than the carpet area.

If the carpet area is 700 sqft. then the built up area would be approximately 900 sqft.

What is Built up Area?

Built up area = Carpet area + area covered by walls.

Super Built up Area:

Also known as the “saleable area” Super built area is the combination of built area in addition to common areas. Common areas generally consist of corridor, lifts, lobby, DG room, security room, club house or any other common area in the society.

The change in area from super area to carpet area is also known as loading. This loading factor decides how much carpet area you will get.

The loading factor depends upon various things like type of property, more the amenities less the carpet area would be and many other factors are kept into account while deciding it.

What is Super Built Up Area?

Super Built up area = Built up area + Common area

2 BHK or 3 BHK?

It is a difficult dilemma since both have their respective pros and cons. People generally push themselves for a bigger home, thereby straining their finances. Cost is just one of the limitations to buy a 3 BHK flat. The reasons to choose 2 BHK over 3 BHK units are further given below:

COST

The first and foremost reason to go for a 2 BHK flat is its nominal cost. For obvious reasons like size, the cost of a 2 BHK flat is much less compared to a 3 BHK unit. Thus making it affordable for the majority middle-class population of India.

EASY TO MAINTAIN

The expenditure on a house does not end with buying it. Furniture, machines, and other aesthetics require a lot of money. Furthermore maintaining the cleanliness and decorum of the house is also no easy task. 3 BHK of bigger size with maintenance based on per sq. ft. model will drastically increase monthly maintenance. In that case, a smaller house makes it easier for the dweller to maintain it. Another point for 2 BHK!!

BETTER INVESTMENT OPTION

2 BHK flats are always in huge demand, making them a better choice for investment as they are easier to sell or rent out. 2 BHK flats have a higher value of appreciation which means that the value of the asset will continue to increase with time. So you are up for a profit no matter how old the asset gets.

COMFORTABLE FLAT SIZE

2 BHK units are perfect for nuclear families and couples but are not very ideal for bigger families.

Practically 3 BHK flats have nothing more to offer than its size whereas 2 BHK flats prove to be more suitable for people of all classes. Stating the points above, I’d say 2 BHK outweighs 3 BHK in terms of the advantages offered.

A study by one of the popular real estate portals Housing.com revealed that over 90% of home-buyers prefer vastu-compliant homes. Considering the dependency and beliefs of the Indian inhabitants on the principles of Vastu-shastra, real estate developers are now building homes and apartments that are Vastu-compliant.

Express Builders is one of the builders in Noida that offers Vastu-compliant homes at Express Zenith located at Sector 77, Noida.

  5. children’s study table must be kept on the Northern or Eastern wall.
  6. Flat must have an Eastern balcony which is important and auspicious.
  7. Kitchen and toilets should not be adjacent to a flat.
  8. Balconies should be in the north, east, or northeast directions.
  9. The master bedrooms should be in the southwest corner of the house.
  10. The drawing room should be on the northwest, east side of the apartment.
  11. The kitchen must be situated in the southeast. The cook should face east while cooking.
  12. The kitchen should never fall on the Northeast side.

  15. The toilet should never fall on the Northeast side.
  16. There should be a place for the worshiping room in the Northeast part.
  17. The store room should be constructed in the southern part of the building.

The Vedic texts report that living in Vastu homes leads to the following positive effects:
